Can I wholesale a deal from another wholesaler? What is co-wholesaling?
Yes, you can wholesale another wholesaler's deal but first you want to make sure you have a relationship with this wholesaler and that they are okay with it. This is called "Co-Wholesaling." This is a viable way to get more deals and to make more money wholesaling. A typical Co-Wholesale Fee split is 50/50. For example, if the wholesale fee is $10,000 and you bring the financing partner (cash buyer) that buys the wholesale, then the original wholesaler would get $5,000 and you would get $5,000.
If you do not have a relationship with the wholesaler and are trying to wholesale it without their knowledge then this is typically called "Daisy Chaining." Which means you're wholesaling a deal without a wholesaler's consent. This isn't a sound strategy because if multiple people Daisy Chain a deal then you can look like an amateur. So, always talk with the original wholesaler and see if he is open to co-wholesaling the property if you bring the buyer!
